What's new in Clarkson Woods!


  • 8/12/2024 - Click here to view the Summer / Fall Newsletter. The newsletter is also published on the CPM portal under Documents, Newsletters and Notices. CPM also sent out an email blast earlier today, if you didn't receive their email, please add your email address to your contact information in the CPM portal.

  • 5/7/2024 - Below is a summary of common restrictions. For a complete list of restrictions, please see our indentures on the CPM portal (link below). Any exceptions to these restrictions require prior board approval.
    • No offensive activity and/or unkempt lots / properties. Lots and property must be kept in good condition as defined by the board and in accordance with ordinances of the City of Chesterfield and St. Louis County.
    • No outbuildings (e.g. sheds) are permitted.
    • Recreational vehicles (e.g. RVs) may be parked on driveways for up to 72 hours (24 hours for street parking), twice per month.
    • Commercial vehicles can not be parked in the open on any lot or driveway.
    • Roll-off containers (e.g. moving pods, trash dumpsters, etc.) may be placed on driveways for up to 30 days in a 90 period.
    • Parking any partly dismantled, wrecked, dilapidated, or non-operative vehicle / equipment in an unenclosed manner on the lot is prohibited and must be remediated within 24 hours.
    • No wild animals or livestock are permitted. Permanent dog pens are not allowed.
    • No lot shall be used or occupied except as a single family residence.
    • Trash cans must be stored out of sight from the street. Can be placed out for collection starting at 5pm the evening before and returned by midnight the day of collection.
    • No permanent basketball hoops attached to the front of any residence.
    • Tree maintenance must be in good order and repair. All dying / dead trees must be removed. Homeowners must report dead / dying trees within the city's right of way directly with the City of Chesterfield.
    • No permanent clothes lines or supporting structures are permitted.
    • No window air conditioning units that protrude beyond the window frame of any front window of a residence.
    • No outside antennas or dishes greater that 36 inches in diameter are allowed.
    • Artistic sculptures or other structures in excessive size and quantity as determined by the board are restricted.
    • Extremely bright, non-neutral, exterior home features (e.g. siding, paint, roofing, garage doors, front doors, shutter, etc.), and exterior personal property require board review / approval.

  • 5/3/2024 - Our bylaws / indentures can be found on the CPM management site / portal (links are below). As a summary, these are some of the items that require prior board approval before changing / implementing on all properties in our community. Please see our indentures on the CPM portal for a complete list of items that require an ARC request.
    • Any exterior modifications to your home. (e.g. paint color, siding, roof, windows, addition, front door, etc.)
    • Fences (lot or non-enclosure). Must be on the rear yards of the residence. Maximum height of 54 inches. No less than 2 inch spacing between pickets (no privacy fences unless rear property backs to a street).
    • Residence Leasing. Minimum term of 1 year is required. Lease must include language from our indentures about residence leasing. (no short term rentals allowed)
    • Swimming Pools. No above-ground swimming pools or spas.
    • Solar panels. Must be at the rear of the residence.
    • Emergency generators. Must be installed at the rear of the residence and only operate during power outages.

  • 4/30/2024 - As a reminder, our subdivision has hired Community Property Management (CPM) as our management company. They are responsible for coordinating the daily operations of our subdivision. This includes collecting HOA fees, handling homeowner complaints / violations, scheduling maintenance requests / repairs, and processing ARC (property modification) requests.   • 3/30/2022 - The Clarkson Woods Board is pleased to announce that we have closed on the purchase of 2264 Clarkson Road, the lot adjacent to the shopping center at the South entrance of the subdivision. We are excited about the future of the property and the value it will bring to Clarkson Woods!

    More information was shared in an email blast to all Clarkson Woods Homeowners. If you missed the email, please email the board and we can forward the information to you. Also, log in to the CPM portal and make sure your account has an email address associated with it so you don’t miss future community announcements. Clarkson Woods (not to be confused with Clarkson Woods South) is located northeast of Marquette High School off Clarkson Road in Chesterfield, MO.
